First- The amount, previously agreed upon by both parties, is detailed in the reservation confirmation. From the moment FEEL LISBOA receives the payment of 20% of the total reservation amount, it will send a temporary confirmation by email to the email address provided by the GUEST at the time of booking. The reservation guarantee will not be refunded after payment is made. The remaining 80% of the reservation must be paid by the GUEST at the time of check-in at the apartment. Once the total reservation amount is paid, FEEL LISBOA will provide the client with the final reservation confirmation, along with the apartment key sets.

Second- It is the client's responsibility to communicate any travel dates or changes, changes in the number of occupants, or cancellations before the arrival date. Meanwhile, FEEL LISBOA will make all reasonable efforts to accommodate the changes, all requests are always subject to availability. Cancellations must remain free of charge up to 30 days before the GUEST's arrival date. For reservations canceled between 29 to 1 day(s) before the arrival date, the cancellation penalty of each channel through which the reservation was made will be applied.

Third- Before the apartment keys are handed over, the GUEST must: Pay the amount related to the deposit indicated at the time of booking. The purpose of the deposit is to ensure the return of the apartment and its contents in the same condition as it was delivered. The deposit will be refunded in full within 7 days after departure, provided that the condition of the apartment and its contents are the same as at the time of delivery.

Fourth- The GUEST and all reservation companions, as well as guests accessing the apartment, must pay attention to the following aspects: 1) Respect the rest hours of the building's residents, which are between 10 pm and 8 am. 2) Do not allow any type of party or gathering of people that exceeds the apartment's occupancy limit. In case of complaints from neighbors regarding loud music, parties on the property, or if it is necessary to call the police, FEEL LISBOA has the right to invite the GUEST and companions to leave the apartment immediately. In this case, the GUEST will not be entitled to a refund of any amount contracted in the reservation.

Fifth- The GUEST must facilitate access to the apartment for FEEL LISBOA during their stay, being previously notified by FEEL LISBOA and informed of the urgent actions that need to be taken before the end of the reservation, such as urgent repairs or problems mentioned by the GUEST inside the apartment.

Sixth- The GUEST is responsible for any damage caused to the apartment or its contents, as well as to the common areas of the building, whether caused by them, the reservation companions, or any guest of the apartment. FEEL LISBOA will not be responsible for any loss or damage to the GUEST's belongings. The GUEST is solely responsible for their losses or damages. If the value of the damages or failures in the apartment is greater than the deposit amount, FEEL LISBOA has the express authorization of the GUEST to charge the necessary amount to cover the damages on the credit card specified by the client in the reservation confirmation form. All sheets and towels are the property of FEEL LISBOA, and their loss has a cost of €20 per unit. These items are available for purchase upon request.

Seventh- Conditions of use of the apartment: 1) FEEL LISBOA is not responsible for the loss, theft, or damage of guests' personal belongings. 2) FEEL LISBOA is not responsible for the inactivity of the ADSL service if it is due to operator problems. 3) The GUEST consents that, in addition to the deposit, FEEL LISBOA may charge the tenant €50 for each lost or unreturned key set and €20 for each lost or unreturned parking card or garage key set. 4) The GUEST acknowledges that the use of the apartment in which they will be staying is governed by Decree-Law No. 128/2014, of November 2014, created by the legal regime governing Local Accommodation.

Eighth- FEEL LISBOA has the right to cancel any reservation if the reserved apartment is considered unfit for occupancy due to technical failures, natural disasters, riots, and acts of God. These cases must be communicated immediately, and the client will receive a full refund. FEEL LISBOA will not be responsible for any other costs to the client arising from such cancellation.
